The City of Vancouver has scheduled an Open House for public feedback on a proposed 4-storey, 36-unit building proposed for 1037 West King Edward Avenue on Tuesday, October 27th. This event will be held in a drop-in format between 5 and 8pm at 989 West 28th Avenue (Beth Israel Synagogue).
The project calls for the creation of 36 units of market rental in a 4-storey form under the controversial Interim Rezoning Policy (IRP). Only a few rezoning projects have been approved under the IRP; 3120 Knight Street was approved last year. The single-family property is currently zoned as First Shaughnessy District (FSD); the CD-1 rezoning seeks an increase in density to a Floor Space Ratio of 1.47 and a total of 24 parking stalls. Property records indicate that the existing home was built in 1953 and hence the new Heritage Conservation Area rules do not apply (pre-1940s homes only).
