1335 HoweThe Urban Design Panel is set to review four rezoning proposals on Wednesday, April 22, 2015 starting at 4pm.

A 40-storey tower is proposed at 1335 Howe Street at the former Quality Inn site. Last fall, the City of Vancouver announced temporary housing for street and sheltered homeless at the site. The City’s website states that the current seven storey building has been leased for two years; it’s unclear where the occupants would go if the tower project goes ahead. A total of 389 market rental units are proposed with a FSR of 11.2. In addition, 437 parking spaces are included; this total would include 391 parking spaces for residential use (or over 1 parking space per unit). The CAC would consist of a 37-space childcare facility.

The controversial rezoning at 2312-2328 Galt Street is the first project proposed under the Apartment Transition Area in the Norquay Plan. A total of 28 units of secured rental units are included in the 4-storey project. A 12-storey building is proposed for 1837 – 1847 Main Street, on the block between East 2nd and 3rd Avenue. A total of 226 residential units are proposed with a total of 297 parking spaces; the floor space ratio would be 5.50. The City is negotiating with the developer to add 30 units of non-market rental units for artists along with artist production space. It’s worth noting that four recent large-scale projects in Mount Pleasant have all included artist space; the majority of CAC has been put into arts related space over the past few years by City staff (is this the only priority in the community?).

An increase in tower height to 18-storeys is sought in a rezoning at 2 – 26 E 1st Avenue. The property had already been rezoned to height of 47 metres and a FSR of 4.38 in 2008. A density increase to 6.36 FSR and an additional two storeys to 53.3metres (174.7 feet) is requested. The updated tower would have a total of 137 residential dwelling units and include 169 underground parking spaces. The City’s website makes no mention of a Community Amenity Contribution.

  1. Will not buy if one bedroom are less than 900 sq with 1,5 bathrooms with tub in one and shower in the other, washer and dryer must be a standard feature!
