A flyer and further details are available on the dunbarrevision.com site. Residents are alarmed about a 6-7 storey development proposal in the works for the 4600 block of Dunbar Street (east side). This section of Dunbar is currently zoned RS-5 (One-Family Dwelling Districts). The new Interim Rezoning Policy may provide a mechanism to exceed the height guidelines set forth in the Dunbar Community Vision by a few storeys and to potentially build far more density than anticipated during the Community Vision process. Further information from the event handout is reproduced below:This is what Dunbar residents whose homes surround the 4600 block of Dunbar Street are facing thanks to Vancouver City Council which recently approved dramatic changes to zoning in our city.
It’s called the ‘Interim ReZoning Policy’, and it paves the way for mid-rise condos and rental apartments of up to six storeys in height on streets like Dunbar. The policy also clears the way for duplexes and rowhousing of up to 3. 5 storeys in height within 1. 5 blocks of streets like Dunbar. Mayor Gregor Robertson has said he’s asked city staff to study the Interim Rezoning Policy and report back by June 2013, but there’s a catch . There will be 20 pilot projects approved in the interim and he’s already identified the 4600 block of Dunbar Street as one of them.
What’s coming? A six to seven storey rental apartment complex for seniors. The building will house a private, for profit, rental residence for seniors which will be rented at market rates. The building will exceed the height guidelines set out in the Vancouver City Council-endorsed Dunbar Vision by two to three storeys and will fill the entire block. The minimum rent will be $5000 per month single occupancy for a one bedroom unit.
What does it mean for our community?
This development is guaranteed to change the look and feel of Dunbar forever. It will set the precedence for all redevelopments on Dunbar Street and potentially redevelopments within 1. 5 blocks of Dunbar Street.
