An Open House has been scheduled from 6:30-9pm on Tuesday Sept 25th at City Hall for the rezoning proposal at 2806-2850 Cambie Street and 454 West 12th Avenue. The design includes an 8-storey building on the block directly south of City Hall at a FSR of 4.35. The mixed-use proposal would have 139 residential units, 190 parking spaces and contain commercial uses at grade. A heritage house on the site would be relocated 13th Avenue (to the southeast corner). The Central Broadway C-3A Urban Design Guidelines has a section on City Hall Presence (p. 47) and Height Restrictions (p. 42). The purpose of both of these sections is to maintain the dominance of City Hall; in fact, the guidelines have building height limits for new developments between 6th and 10th. An 8-storey development south of City Hall would similarly compromise the silhouette of the building and not be in line with the intent of the City Hall Presence section of the guideline.
